

Real estate agents help people who want to sell or
lease their house, business, flat, factory, shop or farm. They also help people who want
to rent or buy property.
Real Estate Agents carry out the functions
of a real estate salesperson in a managerial role, and may authorise the activities of a
real estate salesperson.
Real Estate Salespeople must have a detailed
knowledge of laws relevant to buying, selling and leasing property. In addition, they
require knowledge of the building industry,
building types, zoning requirements and other related developments in the community. Real
estate
salespeople may only conduct real estate transactions under the supervision of a licensed
real estate agent.
Real estate salespeople may perform the following tasks:
- discuss the method of sale, presentation of the property,
costs and inspection times with sellers
- estimate the current market price and suggest a minimum
selling price
- list details of land or buildings for sale and arrange for the
advertising of properties
- assess what buyers need and find properties that fit those
needs
- take prospective buyers to inspect properties
- draw up legal agreements between the people buying and selling
- arrange finance and insurance

Real estate salespeople often work irregular hours, including
weekends. This occupation involves a great deal of contact with the public and with
industries and professions, such as builders, solicitors, conveyancers, bankers and local
government personnel.
Real Estate Property Managers are employed
by an agent to manage rental properties and may perform the following tasks:
- inspect rental properties before, during and after a tenant's
residency
- arrange maintenance and repair of rental property if required
by the owner
- collect security deposit and rent
- draw up leases between property owners and tenants
- advertise vacant premises and, with the property owner, choose
suitable tenants .
