WORKSHOP - PROCESS

Lease Agreement

Although you might not need to lease or buy your premises that you are working from at the moment, it is a real problem for small business and one that has to be examined!

Read the following articles:

1. Should you buy or lease your premises?

2. Starting a business - Young Business Network

3. Understanding lease terms and conditions (hard reading!)

4. The Retail Lease (hard reading!)

Once you have read these articles, compile a set of 5 questions as an individual.

In your group, put the each of your questions together to come up with a set of 10 questions to ask your Business Mentor. Remember to come to consensus about which questions need answering.

After you have asked your questions, get your Business Mentor to tell you about what s/he does regarding leasing or buying. Get them to tell you about the problems they faced in this aspect of starting a business.

Video-tape this interview.

Once you have seen this videotape, make up a mock interview to show the others in the class what you have learnt as a small business person.

Relationship with AES? (Pertaining only to the students working with AES Moree)

Part of your agreement with the AES needs to also be examined.

You need to ask the questions of the AES:

1. Are we individual sellers? or employees? or subcontractors? or agents?

2. Can we negotiate collectively with AES?

3. What happens to the monies we make?

4. Do we need to know about the Australian Trade Practices Act? As suppliers, will you collectively bargain once the Trade Practices Act is amended to achieve a fair price for your goods?

5. If you are using existing AES facilities then you need to negotiate a contractual long lease and rent for the period that you will be producing your products.
